LIVOS invests in Warsaw: 63 apartments in one of Europe’s tallest residential towers, Złota 44

Berlin, den 08.02.2022. The German-based LIVOS Gruppe has acquired a portfolio of 63 apartments in one of Europe’s tallest residential buildings, Złota 44, and made a spectacular début in the Polish real estate market. The residential portfolio extends over eight floors and comprises around 7,100 sq m of living space.
The 192 metre-tall Złota 44 building, designed by Daniel Libeskind, has 287 apartments on 52 floors. The tower also hosts an around 1,400 sq m relaxation zone with a club, cinema, spa, sauna and swimming pool. Centrally located in Warsaw opposite the Palace of Culture and Science,
the skyscraper was completed in 2016. Prominent residents in Złota 44 include the international footballer Robert Lewandowski (The Best FIFA Men’s Player – 2020 and 2021), high-profile business leaders and public figures in Poland.
The LIVOS Gruppe acquired the apartments from Catella Residential Investment Management GmbH on 1 January 2023. The parties have agreed not to disclose the purchase price. Through its acquisition of Złota 44, the LIVOS Gruppe plans to pursue further ventures in the Polish
real estate market.

Urban living in the capital – the LIVOS Group and Catella celebrate the topping-out ceremony for 288 new apartments in Berlin-Marzahn

Berlin, 19 May 2022. Urban living in a vibrant setting: the shell of the first residential building in the new city quarter, under development on the corner of Allee der Kosmonauten and Marzahner Chaussee in Berlin-Marzahn, has now been completed. Today, the LIVOS Group and Catella Real Estate AG have celebrated the topping-out ceremony for the building at Marzahner Chaussee 199/201 with a total of 288 apartments. The new 10-storey building will offer the ultimate level of comfort, especially as student housing and apartments for young professionals.

In addition to the apartments with a total of 8,000 sq m of living space, the sustainable fresh food discounter Lidl will open a modern store with around 1,200 sq m of sales space on the ground floor. Completion of the new residential building is scheduled for Autumn 2023.

“The building is the prelude to an attractive new residential district. The apartments will appeal primarily to a younger audience which will not only include students, but also people who are starting their professional lives and appreciate the excellent transport connections,” commented Matthias Bahr, the LIVOS Group’s Managing Director. The general contractor for the building at Marzahner Chaussee 199/201 is Notos 7. Vermögensverwaltung GmbH and the commercial project management is being carried out by Livos Gruppe Management, both part of the LIVOS Group.

On the occasion of the topping-out ceremony, Michael Keune, Managing Director of Catella Residential Investment Management GmbH, emphasised: “We are very pleased that our construction project is progressing so quickly. In the Berlin housing market, demand is particularly high for apartments with optimal floor plans and a high level of technical comfort. We offer all this and at the same time aim to create an urban quality of living with spacious balconies. Our building is an excellent example of how large food stores can be integrated into new residential buildings in the future.”

The around 1,900 sq m of commercial space on the ground floor will be occupied entirely by Lidl. The store is intended to replace Lidl’s current unit on the site, which will make way for the construction of more residential buildings. “We have an ambitious goal: we are doing everything we can to open our new, sustainable Lidl store as early as the end of March 2023. We want to offer our customers an even more pleasant shopping experience in a significantly larger and more modern space”, commented Matthias Eisentraut, Head of Lidl’s Berlin real estate office.

The now completed shell of the Catella Residential Investment Management GmbH building is part of a new residential quarter, with over 70,000 sq m GEA being created by LIVOS and the Gewobag municipal housing company. In addition to student housing, apartments for families as well as senior-friendly and assisted living are also planned. “Due to its demographic development, it is important for the district that, in addition to apartments for students, opportunities are also available to older people, such as assisted living. The influx of young people is an opportunity to further develop and revitalise the Marzahn-Hellersdorf district. Nevertheless, in addition to new housing, it is essential that doctors’ surgeries, daycare and school places and shopping facilities are also provided. This is the only way we can meet the challenges of the coming years,” advised Gordon Lemm, District Mayor of Marzahn-Hellersdorf.

The attractive mix of uses in the urban residential quarter not only includes apartments, but also restaurants, services and retail uses. The outdoor areas will be designed as generous green spaces and are intended to provide a higher quality of stay. The Haus der Kosmonauten will remain as a commercial location for start-ups and SMEs, etc., and will be integrated into the overall complex. Completion of the new city quarter is scheduled for Autumn 2025.

Revitalisation of the Rathaus Galerie in Wuppertal on success track with new tenant

The Rathaus Galerie has successfully acquired the Bergische Universität (University of Wuppertal) as a long-term tenant for some 6,000 m². Discussions with other operators are far advanced. Thus the newly developed use concept for the Rathaus Galerie is taking shape.

Central points of the reorientation are the development of the Rathaus Galerie into an education and service centre while at the same time strengthening the segment for supplying food and daily needs with renowned specialist shop operators. he gastronomic selection will be reconceptualised with a contemporary urbane atmosphere. The current medical facilities are to be expanded and complemented. In future recreational activities will round off the selection. A concentration of the retail spaces on the first ground floor “Willy Brandt Platz” and the ground floor 2 “Karlsplatz” assures short routes and easy orientation.

A new system for guiding customers within and without of the Rathaus Galerie will be developed. New lifts, better parking space illumination and optimised entrance to the parking garage are intended to increase the comfort and utility of the facilities in the Rathaus Galerie and contribute to the customers’ well-being while they are there.

RREE – Retail Real Estate Experts GmbH, Leverkusen, engaged in cooperation DIS Die Immobilien Strategie GmbH, Troisdorf to let the property, see the general precondition for successful letting and reorientation the consideration of current operator requirements regarding space sizes and the layout of sales spaces. However it is also important to have a clear vision for the reorientation and persistent efforts until implementation.

It must be emphasised that the continuing very good cooperation with the FACILITY SYSTEMS GmbH of Lübeck, engaged with the centre management as well as the commercial and technical administration, is especially important for successful implementation of the overall strategy.

Currently deconstruction work is being performed in the spaces intended for the Bergische Universität Wuppertal. Starting April 2022 new construction will begin in these rental spaces. Initial delivery after the remodelling is planned for the end of 2022. Completion of all the construction measures in the Rathaus Galerie is planned for the end of 2023.

“With the relocation of the Institute for Psychology to the Rathaus Galerie we initially solve a space and capacity problem at our three core locations in Wuppertal,” summarised university chancellor Dr Roland Kischkel the objectives of the Bergische Universität. At the same time he emphasises that the new spaces also permit close cooperation within the institute. Moreover the university goes to another location within Wuppertal, with a central location that is easy to reach and brings the university closer to the city’s life and day-to-day contact with many people.” Starting September 2022 the Rathaus Galerie will not only be the site of research, teaching and clinical training in psychology and psychotherapy for more than 600 students. “In addition two university out-patient clinics for psychotherapy will offer their treatment close to the city: the current clinic for adults and a new one for children and adolescents,” explained institute spokesperson Professor Ralf Schulze. The first departments of the Institute for Psychology will move from the Grifflenberg campus to the Rathaus Galerie in autumn 2022. Altogether eight of the ten the institute’s professorships will be located in the Rathaus Galerie in future.

The city also favours the project. Thus department head Arno Minas (Bündnis 90/ Die Grünen) said about the project: “The city of Wuppertal welcomes the future development of Rathaus Galerie enormously. Anchoring the Bergische Universität Wuppertal in the centre of Elberfeld to this extent will give a very strong impulse for urban development in Elberfeld, but also beyond.”

LIVOS Group concludes new lease with the international VELUX Group in Hörselberg-Hainich

Berlin, 24 March 2022. LIVOS Group, as real estate investor, has concluded a new
lease with JTJ Sonneborn Industrie GmbH for 10,000 sqm of warehouse space in the Essener Strasse 1, in Hörselberg-Hainich, near Eisenach.

With this lease the warehouse and logistic buildings, comprising total rental space of some 10,900 sqm, are nearly fully utilised. JTJ Sonneborn Industrie GmbH (VELUX subsidiary) produces for VELUX Group high value wooden and plastic windows. Starting in March it will use the location for logistic purposes for the next four years.

Dirk Baldauf, responsible transaction manager for LIVOS Group, explained: “We are happy to have gained a renowned international enterprise like JTJ Sonneborn Industrie GmbH for our Hörselberg-Hainich location. The company’s location decision underlines the growing significance of the location for logistics in Germany as well as throughout Europe.”

Zossen / Berlin, 21st March 2022. The development plan for the housing estate designed by the LIVOS Gruppe in Zossen, Brandenburg, was adopted in the city council meeting on 26 January 2022. The ‘Siedlung am Wasserfließ’ development with three-storey apartment buildings is to be built to the west of Thomas-Müntzer-Strasse and will cover an area of around 1.7 hectares. The proposed 150 rental apartments will vary in size and layout, ranging from studio to three-bedroom apartments. A 400 sq m children’s play area and sufficient car and bicycle parking spaces will be provided. The area between the apartment blocks will be landscaped and approx. 76 trees will be planted on the site.
The LIVOS Gruppe is thereby expanding its portfolio with another residential project in the Berlin/Brandenburg region. In addition, the project pays attention to environmentally compatible and sustainable construction methods.

After the ‘Am Kiefernwäldchen’ residential complex, the new housing estate will be the group’s second residential complex in Zossen, a town with over 700 years of history. The proximity to Berlin and the new international airport, and the idyllic location in the Brandenburg lakelands make this an easily accessible and very pleasant place to live.

The former RIAS site at Britzer Damm in Neukölln, close to Britzer Schlosspark, will be developed with a contemporary district providing a harmonious mix of living, working and green recreational space. It is planned to split the site into two sections. Residential and commercial buildings will be constructed in the northern section, whilst the southern section will be laid out as green open space. The existing open space will be protected and integrated into the new complex as a natural recreation zone.
