Livos-Gruppe acquires light-industrial property in Schwabmünchen

Berlin, January 25, 2024 – The Livos-Gruppe, a holder of light industrial assets and developer of residential real estate in Berlin, has acquired a light-industrial property in Schwabmünchen (greater Augsburg area). The property is a metal and sheet metal processing facility with an office section. The property has a total leasable area of approximately 10,300 m² and is fully leased to a mid-sized company. The lease has a remaining term of around 13 years. The seller was MARNA Invest from Augsburg. The transaction was brokered by Jan-Kevin Hallmeyer of the investment firm Hallmeyer.

Oliver Baumgärtel, responsible transaction manager at Livos-Gruppe, comments: “This property on the outskirts of Schwabmünchen is an excellent addition to our existing light-industrial portfolio. The greater Augsburg area is economically strong with high demand for commercial space. Schwabmünchen is strategically well located — Augsburg is less than 30 km away. In addition, the B17 federal road, built to highway standards, is very close. The B17 connects the A8, the city of Augsburg, and the A96, allowing quick access to the Munich city limits from this property.”
