Berlin, February 3, 2025 – The Livos-Gruppe, a holder of light industrial assets and developer of residential real estate in Berlin, has acquired an office property from the Madsack Mediengruppe in Rostock, where Ostsee-Zeitung (OZ) is the main tenant.

The property comprises approximately 21,200 m² across eight separate buildings for offices, production, and storage space. The ensemble was built in 1960 and expanded in 1991 with a production hall. It extends from Ernst-Barlach-Straße 12 to Richard-Wagner-Straße 1a, up to Lindenstraße 2. The buildings have a total leasable area of approximately 20,700 m², including around 10,000 m² of office space and approximately 5,000 m² for production and storage. The site also provides 175 parking spaces. The transfer of benefits and burdens for the property took place on December 31, 2024.

The Livos-Gruppe intends to establish the property ensemble as a commercial district for diverse industries. Due to its location, it is attractive both for sectors requiring strong connections to the city center and for other businesses. Current tenants include Ostsee-Zeitung as well as Creditreform, among others.

The change of ownership does not affect the current newspaper operations of OZ; editorial and publishing offices continue to be used by the media company as before.

The location is in the heart of Rostock, between the main train station and the town hall at Neuer Markt. It is conveniently accessible by car and public transport. Additionally, the 2024 purchase and takeover of Neuer Markt 3 in Rostock by Livos provides a synergy that adds further locational advantage.

The purchase price was not disclosed. The transaction was advised by convisa GmbH from Magdeburg.
