Logistics portfolio
Berlin, July 31, 2024 – The Livos-Gruppe, a holder of logistics/light industrial assets and developer of residential real estate in Berlin, has acquired three logistics properties as of July 1, 2024, at commercial locations in Greven (Nordrhein-Westfalen), Könnern (Sachsen-Anhalt), and Wittstock (Brandenburg). The properties are classic logistics facilities with a small office component. With up to 67 docking stations each, the buildings are ideal as distribution centers and for block storage of both standard goods and sensitive items, allowing a wide range of uses. The total leasable area is nearly 93,000 m². The purchase price for the three properties was not disclosed.
The property in Greven, Up’n Nien Esch 26–34, is located north of Münster, in close proximity to the Ruhr metropolitan area.
The property on Nordstraße in 06420 Könnern has a total leasable area of approximately 25,000 m², as well as a site reserve of around 18,300 m² for future development. It borders the Könnern-Nord industrial park, home to companies such as DB Schenker, Amazon, and BMW. The A14 highway is accessible within just over 1 km.
The property at Jabeler Chaussee 23, 16909 Wittstock in Brandenburg, offers a vacant total leasable area of approximately 28,000 m².
Dirk Baldauf, head of leasing at Livos-Gruppe, states: “We are very pleased to have acquired this portfolio. The locations have great potential, excellent condition, and are suitable for a broad range of users without limitations. Relevant modernizations will be implemented seamlessly — we are already considering the installation of photovoltaic systems for Wittstock and Könnern. We particularly value Wittstock as a strong location, from which we can serve the Hamburg metropolitan region at comparatively favorable conditions, as confirmed by initial inquiries.”
Dirk Baldauf adds: “The Leipzig–Halle metropolitan region extends mainly northwest toward Magdeburg. That is exactly where our new acquisition in Könnern is located. It is encouraging to see that other market participants, such as Panattoni, also recognize the significant development potential of this location.”
